FOUR SEASONS UPDATE
The Business Queen Anne's Board received an update from Mike Irons of K. Hovnanian at their last board meeting. Here's what he reported:

Presently there are two major appeals pending.

  • The Wetlands license was issued in November of 2015. CBF, QACA and a few private residents filed an appeal against the State Board of Public Works regarding that license. That appeal will be heard at the local circuit court. There will be a hearing on June 28th. Then the Judge will issue their opinion in 30 to 60 days. 
  • There is an appeal at the County level regarding the Phase 1 Final Site Plan and Subdivision that has been pending since 2005. The approval for phase 1 was conditioned upon the issuance of the Tidal wetland license.  Now that the License has been issued,  the Board of Appeals can act on the Appeal. There have been two hearings just to narrow the scope of what will be heard. The hearing that covers the merits of the appeal will be on July 13th. At that hearing there should be no input from the public. Mike noted that the opposition has changed attorneys. Originally it was Daniel Saunders and now it is Rosemary Green.  
If the Board of Appeals issues an opinion in K. Hovnanian's favor, the next step will be to get a grading permit from the County.

FOUR SEASONS PUBLIC HEARINGS
Please mark your calendars for June 28th at the Queen Anne's County Circuit Court. The hearing for the appeal against the Board of Public Works will be heard. 

Mark your calendar for the hearing on July 13th Board of Appeals, at the new county building located at 110 Vincit Street in Centreville at 5 PM. Information on this appeal found here.

It is our understanding that these court dates are not for public comment but we know that the opposition will be out in full force so anyone that supports this project should plan on attending!

Keep in mind...
  • The property rights of the owner
  • That the Four Seasons project has cleared every step in the legal & code process, won every court challenge up to and including Maryland Highest Court, received approval after approval, while patiently waiting on the courts and legal process for well over a decade
  • KHOV continues to go 'above and beyond' by donating more land to the County, shrinking the size and scope of the project, utilizing newer environmental technology gains as they become available such that little to NO critical area issues now exist.
  • The significant revenues to the County through both impact fees and disposable income from a senior population.
It's time to put a shovel in the ground!
