|BQA SUPPORTS MEARS PROJECT|
July 8, 2015
Queen Anne's County Commissioners
Business Queen Anne's enthusiastically endorses the proposed project at Mears Point.
This is a redevelopment project of a currently existing and ready for improvement area already used commercially. We've seen and heard multiple presentations by both developer and engineer, and we are excited at the possibilities this offers for one of the most important revenue producing areas of QAC already, Kent Narrows.
The new design calls for four new apartment buildings which will bring by way of assessment an additional $25-$30 Million Dollars to the County's tax base. The marina and restaurant improvements will bring an additional $5 Million of assessed value to the County's tax revenue.
In addition, the changes are also projected to bring an additional 19 jobs to the area and will spend approximately $500K in contractor services for maintenance. That does not include the impact on local subcontractors who will take advantage of this project during the construction phases.
The developer has met all County zoning requirements and will be even more of an asset to the County than it is now. We request you support this project in any way you can.
|In May, it was reported that there was a settlement agreement reached between the QA County Commissioners and the town of Queenstown and Waterman Family Limited Partnership on the Wheatlands development.|
That statement was retracted quickly and it seems the Commissioners want additional limitations in their agreement. Waterman Family Limited Partnership filed suit and a trial date of July 21st has been set.
This map shows the Wheatlands property located on the south side of Route 50. The buffer along the Wye River is shown in green, the yellow near the top shows a proposed road, and the red shows an area proposed for donation to the State Highway Administration for an overpass and connection to Sportsman's Neck Road. The proposed mixed-use development would take place in the large white area in the center.
